Prior to redevelopment, this site consisted of a 146-unit deteriorated and partially abandoned public housing development. This was the Housing Authority of the City of New Haven’s first venture as a sole developer of a mixed-finance LIHTC development. Miller, then-CEO of The Glendower Group, Inc., spearheaded this successful conversion. Now the site contains 102 units, including 90 redeveloped and 12 new units. All of the units are LIHTC units, 53 of which are RAD units and 49 project-based units. Miller selected the syndicator, property manager, construction managers, and architect, and arranged for all financing. The Housing Authority of the City of New Haven provided $27 million of the $45 million development cost.
